Over on the island of Sandhamn, a classic sailing island in the Stockholm Archipelago, Sea Club is being built – a visionary set of holiday homes designed by one of Sweden’s most renowned architects, Thomas Sandell. Detail has been a key element in crafting the homes, with Posi-Joist the material of choice for the flooring.

There will be eleven stand-alone buildings in total, surrounding an outdoor pool area.

Svenska Husgruppen, the contractor, has extensive experience in building sustainable, premium homes, although Sea Club is a little more unique.

“We have built over 15,000 homes and vacation houses during our 60 years as a construction contractor. Sea Club is unique due to its location in the outer archipelago of Stockholm. Managing logistics was a challenge because there is no bridge or car ferry to Sandhamn, so all materials are transported by sea. But, it’s the challenges like these that make our job enjoyable and exciting.” says Peter Lysén, project manager at Swedish Husgruppen.

The efficient use of space was also a key aspect.

“Our task was to build compact units with tight floor plans whilst ensuring that the interior features and overall experience were top-class in terms of both materials and execution.” explains Peter Lysén.

The project was planned in advance, to ensure production was sustainable and met the client’s requirements. Creation of space for modern utilities was integral, with MiTek’s open Posi-Joist used to enable space for fiber optics, ventilation, water, electrical wiring and heating pipes without any need for drilling.

“We have had our eyes on Posi-Joist for several years. Now we have finally taken the leap and are very satisfied with the results so far.” Says Anders Herrdin, sales manager at Swedish Husgruppen. One of the biggest advantages, according to Anders Herrdin is the ability to incorporate all the instillations in an efficient, and discreet manner.

“With the small units, and meticulous architecture, it is important to eliminate anything that shouldn’t be visible. Posi-Joist has allowed for millimeter precision in the design and provided the opportunity to conceal channels and pipes in an elegant way.” says Anders.

Posi-Joist was delivered in cassette form for the project, an additional bonus with the logistical challenges in reaching the island.
